Default having been made in the terms, conditions, and payments provided in a certain Deed of Trust dated MARCH 28, 1997, executed by PEGGY A. TALLEY (A/K/A PEGGY TALLEY PRATT), to THOMAS H. COPELAND OF COFFEE COUNTY, TENNESSEE, Trustee, of record in BOOK T399, PAGE 121, for the benefit of TRADERS NATIONAL BANK OF TULLAHOMA, TENNESSEE, EXISTING UNDER THE LAWS OF THE UNITED STATES OF AMERICA, 120 NORTH JACKSON STREET, TULLAHOMA, TENNESSEE 37388, in the Register's Office for COFFEE County, Tennessee and to J. PHILLIP JONES AND/OR JESSICA D. BINKLEY, either of whom may act, appointed as Substitute Trustee in an instrument of record in the Register's Office for COFFEE County, Tennessee, to secure the indebtedness described; WHEREAS, said Deed of Trust was last assigned to TENNESSEE HOUSING DEVELOPMENT AGENCY, the entire indebtedness having been declared due and payable by TENNESSEE HOUSING DEVELOPMENT AGENCY, being the present owner/holder or authorized agent, designee or servicer of the holder/owner of said indebtedness, has requested foreclosure proceedings to be instituted; and as provided in said Deed of Trust, I, J. PHILLIP JONES/JESSICA D. BINKLEY, will by virtue of the power and authority vested in me as Substitute Trustee, on TUESDAY, DECEMBER 10, 2019 AT 3:00 P.M., LOCAL TIME AT THE COFFEE COUNTY JUSTICE CENTER, 300 HILLSBORO BOULEVARD, MANCHESTER, COFFEE COUNTY, TENNESSEE, sell to the highest bidder for cash, free from the equity of redemption, homestead, and dower, and all other exemptions which are expressly waived, and subject to any unpaid taxes, if any, the following described property in COFFEE County, Tennessee, to wit:

RAPER, TN NO. 1063, WHOSE ADDRESS IS 102 MEADOWBROOK LANE, TULLAHOMA, TN 37388.

BEING THE SAME PROPERTY CONVEYED TO PEGGY A. TALLEY BY DEED FROM EUNIE H. COOK, DATED DECEMBER 19, 1995, OF RECORD IN DEED BOOK 248, PAGE 731, REGISTER'S OFFICE OF COFFEE COUNTY, TENNESSEE.

ALSO BEING THE SAME PROPERTY CONVEYED TO PEGGY A. TALLEY BY WARRANTY DEED DATED MARCH 28, 1997 OF RECORD IN BOOK W255, PAGE 997, REGISTER'S OFFICE FOR COFFEE COUNTY, TENNESSEE.

THE SALE OF THE SUBJECT PROPERTY IS WITHOUT WARRANTY OF ANY KIND, AND IS FURTHER SUBJECT TO THE RIGHT OF ANY TENANT(S) OR OTHER PARTIES OR ENTITIES IN POSSESSION OF THE PROPERTY.
