NOTICE OF TRUSTEE'S SALE
WHEREAS, default has occurred in the performance of the covenants, terms, and conditions of a Deed of Trust Note dated April 28, 2017, and the Deed of Trust of even date securing the same, recorded May 1, 2017, in Book No. TD747, at Page 971, in Office of the Register of Deeds for Lincoln County, Tennessee, executed by Ruth Jones and Joshua Jones, conveying certain property therein described to Angela Selvey as Trustee for Mortgage Electronic Registration Systems, Inc., as nominee for Residential Acceptance Corporation, its successors and assigns; and the undersigned, Wilson & Associates, P.L.L.C., having been appointed Successor Trustee by The Money Source, Inc..
NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable; and that an agent of Wilson & Associates, P.L.L.C., as Successor Trustee, by virtue of the power, duty, and authority vested in and imposed upon said Successor Trustee, by The Money Source, Inc., will, on November 5, 2018 on or about 12:15 PM, at the Lincoln County Courthouse, Fayetteville, Tennessee, offer for sale certain property hereinafter described to the highest bidder FOR certified funds paid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trustee. The sale is free from all exemptions, which are expressly waived in the Deed of Trust, said property being real estate situated in Lincoln County, Tennessee, and being more particularly described as follows:
A certain tract of land lying in the 8th Civil District of Lincoln County, Tennessee and being more fully described as follows: BEGINNING at the northeast comer of a lot now owned by N.P. Carter on Washington Street and running from thence with said Carter's lot South 260 5/6 feet to a lot known as John M. Bright lot; thence East with the said John Bright lot 87 feet to the southwest corner of a lot owned by R.H. Terry, formerly owned by Mrs. M.E. Warden; thence North 260 5/6 feet to Washington Street; thence West with said street 87 feet to the beginning. TO BE EXCEPTED AND DEDUCTED FROM THE ABOVE DESCRIBED LOT IS THE EOLLOWING DESCRIBED LOT TO WIT: BEGINNING at a stake, the same being the southwest corner of the lot owned by J W. Holman and wife, Mamie Holman, which point is the northwest corner of the property now owned by the said Posey and wife; and running thence South with the west boundary of the lot of said Posey and wife, 105 feet to a stake, the southwest corner of the said Posey's lot and the northeast corner of Milton Jones' lot; thence West with the north boundary line of Milton Jones' lot 87 feet; thence North with Pack's line (formerly the line of the property owned by Judge N.P. Carter) 105 feet to a stake; thence Easterly in a direct course 87 feet to the place of beginning. And being the same real estate conveyed unto Ruth Jones by deed of Ronald Buxton and wife, Audrey Buxton and recorded in the Register's Office of Lincoln County, Tennessee in Deed Book T15, Page 1, to which deed reference is here had for particulars.

This sale is subject to all matters shown on any applicable recorded plat; any unpaid taxes; any restrictive covenants, easements, or setback lines that may be applicable; any statutory rights of redemption of any governmental agency, state or federal; any prior liens or encumbrances as well as any priority created by a fixture filing; and to any matter that an accurate survey of the premises might disclose. In addition, the following parties may claim an interest in the above-referenced property:
The sale held pursuant to this Notice may be rescinded at the Successor Trustee's option at any time. The right is reserved to adjourn the day of the sale to another day, time, and place certain without further publication, upon announcement at the time and place for the sale set forth above. In the event of inclement weather, the trustee hereby announces that the sale will be postponed for a period of two weeks. In such situations, notices will be mailed to interested parties of record.
