WHEREAS, default has occurred in the performance of the covenants, terms, and conditions of a Deed of Trust Note dated June 20, 2016, and the Deed of Trust of even date securing the same, recorded June 21, 2016, in Book No. T957, at Page 113, in Office of the Register of Deeds for Coffee County, Tennessee, executed by Tristan L. Francis and, conveying certain property therein described to Kenneth Kirby as Trustee for Mortgage Electronic Registration Systems, Inc., as nominee for Coffee County Bank, successors and assigns; and the undersigned, Wilson & Associates, P.L.L.C., having been appointed Successor Trustee by Wells Fargo Bank, NA.

A certain tract or parcel of land lying and being in the 9th Civil District of Coffee County, Tennessee, being bounded and described as follows, to-wit: Beginning at a pipe in concrete 140 feet +/- to the centerline of Hickerson Circle, thence South 52 degrees 32 minutes 02 seconds, West 50.00 feet to an iron pin new; thence North 34 degrees 12 minutes 29 seconds West 120.00 feet to an old pipe at fence post; thence North 52 degrees 40 minutes 02 seconds East 51.86 feet to an iron pin new; thence South 33 degrees 19 minutes 00 seconds East 120 feet to a pipe in concrete being the point of beginning and being 0.14 acre +/- according to a survey by Barnes Surveying, IN RLS# 1670, P.O. Box 276, Manchester, IN 37349, dated June 5, 1998.

This sale is subject to all matters shown on any applicable recorded plat; any unpaid taxes; any restrictive covenants, easements, or setback lines that may be applicable; any statutory rights of redemption of any governmental agency, state or federal; any prior liens or encumbrances as well as any priority created by a fixture filing; and to any matter that an accurate survey of the premises might disclose.
