WHEREAS, default has occurred in the performance of the covenants, terms, and conditions of a Deed of Trust Note dated December 30, 2016, and the Deed of Trust of even date securing the same, recorded January 5, 2017, in Book No. TD743, at Page 3, in Office of the Register of Deeds for Lincoln County, Tennessee, executed by Danny H Capino and Debra A Capino, conveying certain property therein described to Arnold M. Weiss, Esq. as Trustee for Wells Fargo Bank, N.A.; and the undersigned, Wilson & Associates, P.L.L.C., having been appointed Successor Trustee by Wells Fargo Bank, N.A..

NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable; and that an agent of Wilson & Associates, P.L.L.C., as Successor Trustee, by virtue of the power, duty, and authority vested in and imposed upon said Successor Trustee, by Wells Fargo Bank, N.A., will, on October 17, 2018 on or about 1:00 PM, at the Lincoln County Courthouse, Fayetteville, Tennessee, offer for sale certain property hereinafter described to the highest bidder FOR certified funds paid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trustee. The following described property: Situated in the 3rd Civil District of Lincoln County, State of Tennessee: Beginning at a point in the East boundary fence of the parent tract, said point lying on the West R.O.W. line of Brighton Road and being the Northeast corner of the parent tract and the herewith described 1 acre lot thereof; thence leaving the road with the boundary fence S 10 degrees 21' W, 200' to an iron pin; thence along the division line N 46 degrees 39' W, 303.1' to an iron pin in the west boundary fence of the parent tract; thence with the west boundary fence N 46 degrees 56' E, 199.2 ' to a point on the west R.O.W. of the aforementioned Brighton Road; thence with the West R.O.W. line S 36 degrees 57' E, 184.4' to the point of beginning and containing 1 acre more or less, as per survey of John T. White, TRLS No. 511, dated February 19, 1997, and revised June 6, 2000.

This sale is subject to all matters shown on any applicable recorded plat; any unpaid taxes; any restrictive covenants, easements, or setback lines that may be applicable; any statutory rights of redemption of any governmental agency, state or federal; any prior liens or encumbrances as well as any priority created by a fixture filing; and to any matter that an accurate survey of the premises might disclose.
