Default having been made in the terms, conditions and payments provided for in a Deed of Trust executed by Terry O. Campbell and wife, Jackie Campbell, to Kenneth Kirby, Trustee for Coffee County Bank, dated November 15, 2017, and of record in Record Book 1089, page 269, Register's Office of Grundy County, Tennessee, to secure the indebtedness therein described to secure the indebtedness therein described, and

The holder of said indebtedness having demanded payment, which is past due and unpaid and said payment not having been made; and holder having giving required notices pursuant to T.C.A. 35-5-101 and

Now, therefore, I, Kenneth Kirby, Trustee, having been directed to do so by the owner of said indebtedness and by virtue of the power and authority vested in the Trustee in said Deed of Trust will on the 20th day of December, 2018, at 11:30 A.M. at the front door of the courthouse in Altamont, Grundy County, Tennessee, sell to the highest bidder for cash, free from the equity and statutory rights of redemption and subject to all matters shown on any recorded plan; any unpaid taxes; any restrictive covenants, easements or set-back lines that may be applicable; any prior liens or encumbrances as well as any priority created by a fixture filing; and any matter that an accurate survey might disclose, the following described property located in Grundy County, Tennessee:

A certain tract or parcel of land lying and being in the Second (2nd) Civil District of Grundy County, Tennessee, and being more particularly described as follows, to wit:

Beginning on an iron rod at the edge of Highway #108 at H.D. Smith's corner; thence running with Smith's line westwardly to a stake at Piney Creek; thence running with the creek southwardly to a stake at the edge of branch; thence running with said branch Eastwardly to an iron stake at the edge of Highway #108; thence with said Highway Northwardly 11 poles to the beginning, containing three (3) acres, more or less.

And being the same property conveyed to Terry O. Campbell by Warranty Deed from James Carl Headlee and wife, Kimmy Corene Headlee, dated December 22, 1993 and recorded on December 29, 1993 at 11:00 A.M. in Warranty Deed Book 122, page 785, Register's Office of Grundy County, Tennessee. See also Quitclaim Deed from Terry O. Campbell to Terry O. Campbell and Jackie Campbell, married, dated October 17, 2002 and recorded on November 4, 2002 at 8:00 A.M. in Book 145, page 498, Register's Office of Grundy County, Tennessee.

This property is located at 12618 SR 108, Altamont, Tennessee 37301, and shown as Map 035, Parcel 072.00 in the Property Assessor's Office of Grundy County, Tennessee.

Notice is also given to Irina Parris, 89 Harmony Cove Street, Altamont, Tennessee 37301, who filed a subsequent judgment lien in Record Book 1096, page 864, Register's Office of Grundy County, Tennessee;

The right is reserved to adjourn the day of the sale to another day and time certain without further publication and in accordance with the law upon announcement on the day and time and place of sale as set forth above.
