KNOW ALL MEN BY THESE PRESENTS:

That Whereas, by Commercial Deed of Trust dated the 19th day of March, 2019, of record in the Register's Office of Coffee County, Tennessee, in Trust Deed Book 1043, page 371, Jorge Luis Viveros Ramirez did convey in trust to James J. Penland, Trustee for First Vision Bank of Tennessee - Tullahoma, the tract of land hereinafter described to secure the payment of the principal sum of One Hundred Fifty Thousand & 00/100 Dollars ($150,000.00), evidenced by the certain Promissory Note in said Deed of Trust being incorporated by reference; and

Whereas, said Deed of Trust provides for the appointment of a Substitute Trustee; and by instrument of record in Trust Deed Book 1073, page 112, in the Register's Office of Coffee County, Tennessee, James D. Lane, II, has been duly appointed Trustee; and

Whereas, said Deed of Trust provides that in the event of default in payment of any of said note and interest, when due, the entire indebtedness shall, at the option of the holder and owner hereof, become due and payable;

Whereas, pursuant to TCA 35-5-117, the Trustee did send a Notice of Right to Foreclose to the debtor's last known mailing address on November 20, 2019; and

Whereas, default has been made in the payment of certain installments of said indebtedness now due on said Note, and the holder and owner of said Note has declared the entire balance, including penalty, cost and expense incident to foreclosure, now due and payable, and instructed the undersigned James D. Lane, II, Trustee, to foreclose the said Deed of Trust.

NOW, THEREFORE, by virtue of the authority in me vested as Trustee under said instruments, I will, on the 20th day of February, 2020, offer for sale and sell at the South Door of the Courthouse in Coffee County, Tennessee at 10:00 a.m. to the last, highest and best bidder for cash in hand, and in bar of equity of redemption, homestead and dower, and all other exemptions of every kind which are expressly waived in said Deed of Trust, the following described tract of land situated in the Seventh (7th) Civil District of Coffee County, Tennessee, and being more particularly described as follows:

Beginning at an iron post in the 50 foot right-of-way of Sharon Oakley Road, said post being approximately 551 feet from the centerline of Highway 127, said point also being in the easterly margin of Sims (DB 292/243) and the southern boundary line of Arthur (DB 289/849); thence South 59 degrees 30 minutes 14 seconds East, 100.00 feet to an iron pin; thence North 61 degrees 33 minutes 07 seconds East, 58.73 feet to an iron pin; thence with the southern boundary line of Arthur the following two (2) calls: South 59 degrees 30 minutes 14 seconds East, 246.09 feet to an iron pin at TOB at a 24" beech and South 59 degrees 30 minutes 14 seconds East, 41.50 feet to a point at Bradley Creek; thence with Bradley Creek the following four (4) calls: South 56 degrees 57 minutes 21 seconds West, 46.14 feet to a point, South 62 degrees 59 minutes 42 seconds West, 90.81 feet to a point, South 33 degrees 20 minutes 57 seconds West, 47.90 feet to a point, and South 42 degrees 11 minutes 42 seconds West, 78.83 feet to a point, said point being the northeast corner of J. Oakley (DB 289/849); thence with the severance line of J. Oakley the following two (2) calls: North 59 degrees 30 minutes 37 seconds West, 21.00 feet to an iron pin and North 59 degrees 20 minutes 58 seconds West, 256.28 feet to an iron pin set in the north boundary line of J. Oakley and the southeast line of Sims; thence with the boundary line of Sims the following two (2) calls: North 15 degrees 15 minutes 00 seconds East, 30.04 feet to an iron post and North 15 degrees 15 minutes 00 seconds East, 169.96 feet to the point of beginning and containing 1.77 acres more or less according to survey of Franklin D. Barnes, TN RLS #1670, dated April 29, 2003.

Included in the above description, but expressly excluded from this conveyance are Right of Way and Permanent Drainage Easements conveyed to the State of Tennessee Department of Transportation as set out in Warranty Deeds of record in Deed Book 316, page13; and Deed Book 319, page 673, Register's Office of Coffee County, Tennessee.

Being the same property conveyed to Jorge Luis Viveros Ramirez by Warranty Deed of record in Deed Book 362, page 146, Register's Office of Coffee County, Tennessee.

This is improved property known as 120 Sharon Oakley Drive, Hillsboro, Tennessee 37342.

Said sale is made subject to all oral announcements made at the sale.

Said sale is made subject to right-of-way easements to the State of Tennessee Department of Transportation as set out in Warranty Deeds of record in Deed Book 316, page 13 and Deed Book 319, page 673, Register's Office of Coffee County, Tennessee.

Said sale is made subject to any and all outstanding liens or encumbrances and/or any unpaid Coffee County real property taxes, including but not limited to the 2018 Coffee County real property taxes were paid in the amount of $1,642.00 and the 2019 Coffee County real property taxes are due and payable in the amount of $1,642.00.

The following lien against subject property is subordinate to the above-referenced Deed of Trust on the subject property:

1) Assignment of Leases and Rents executed by Jorge Luis Viveros Ramirez in favor of First Vision Bank of Tennessee - Tullahoma, dated March 19, 2019 and recorded on March 21, 2019 in Trust Deed Book 1043, page 509, Register's Office of Coffee County, Tennessee.
