Tullahoma home sales remain strong

Tullahoma home sales remain strong according to data provided by the Middle Tennessee Association of Realtors (MTAR).
In June 2025, the latest month data is available, 40 homes were sold in Tullahoma, a 14% increase over June 2024, when 35 homes were sold. In June 2025, there were 157 homes with a Tullahoma address listed for sale, an increase of 24% over June of 2024, when 109 homes were listed.
The Tullahoma market has 4.86 months of homes available for purchase. In the recent past, Tullahoma experienced close to a two week supply of homes available for purchase according to MTAR .
In June 2025, the average sales price of a home in Tullahoma was $340,853, an increase of 2% over June 2024, when the average sales price of a Tullahoma home was $335,380.
According to long-time Tullahoma realtor and broker, Joe Orr, now is an excellent time to buy a home in Tullahoma.
“The selection from which to choose now is much larger. On July 30th there were 178 homes listed for sale with a Tullahoma address. Forty-five of those homes had a listing price of between $200,000 and $300,000 and 59 were listed between $300,000 and $400,000,” said Orr.
The most expensive home listed with a Tullahoma address on June 30 was $1,935,000.
Orr said Tullahoma is no longer a seller’s market. “We are approaching a six month supply of homes, which is considered normal.”
In addition, Orr offered, “Lenders are getting more creative with some home financing options. We are also seeing much more new home construction than in many years.”
