What is C-2? Rezoning question raised during city vote

A vote to rezone portions of Big Springs Avenue to C2 brought an obvious question from one alderman during their July 14 meeting – what is C-2?
Alderman Busch Thoma posed the question before voting to rezone a pair of properties to C-2 (Commercial-2) during the regular meeting of the city board.
The answer came from Samuel Luthi, Interim Planning and Development Director for the city of Tullahoma.
“C-2 is a general commercial is of the most widely applicable commercial zone,” he responded to the alderman’s question. “C-2 permits everything that is in C-1”
Luthi clarified that C-1 is the city’s central commercial district. He gave the example of Jackson Street and Highway 55 around the school board and 7-11.
“Our central commercial zone is centered around there,” he said noting that the main difference between C-1 and C-2 is that C-1 has less setbacks. He explained that a front setback for a C-2 property is 35 feet while a C-1 is only five feet. He also noted that C-1 allows for denser construction between lots.
“C-1 is more retail and office space,” he added.
The re-zoning to C-2 passed unanimously after the explanation of the differences.
