Under Construction: Stillwater development underway

Ole South Properties of Murfreesboro has brought a new way of building and buying a home to Tullahoma.

In Tullahoma, historically a developer would purchase land and pay to have the infrastructure, such as roads and utilities, built for the subdivision.  Once the subdivision has met all city development codes, the developer opens up the sale of lots to builders and individuals wanting to build a home in the subdivision.  Typically a realtor is chosen to market the subdivision.

Ole South Properties has streamlined the process.  They are the developer, builder, and realtor all in one.

Ole South Properties, the largest independently-owned homebuilder in Tennessee, is building and selling homes in their first Tullahoma development, Stillwater.  The development is located on the Lynchburg Highway.  The development, while still under construction, was purchased from Developer Allan Howard.

There will be a total of 62 homes in Stillwater, built in three phases.  Phase 1 has 17 lots, 13 of which have been sold and homes completed or under construction.  Phase 2 is just completed and has 18 lots, four of which have been sold.  Phase 3 has 27 lots and is still under construction.

Stillwater has eleven floor plans from which to choose.  Four of the plans are one story, one plan is 1 ½ stories, and six plans are two stories.  There are three and four bedroom options. Prices range from $299,990 to $367,990.  Home sizes range from 1,325 sq. ft. to 2,540 sq. ft.  

Lynn Harrison, on-site new home sales counselor, offers there are four main benefits Stillwater homebuyers seem to really appreciate.

“Homebuyers love access to natural gas, large lots, the ability to make many decorator choices, and the variety of one-level home plans,” said Harrison. 

Another benefit to Stillwater and Ole South Properties is the beautifully-decorated model at the subdivision entrance.  Prospective Stillwater home buyers can tour the model home and see decorative ideas and finished details. 

The Stillwater brochure lists 58 “included features” for the interior, exterior, bath, kitchen, energy-saving features and construction of each home.

Once the subdivision is completed, management of Stillwater will be turned over to the Homeowners Association.
